3E Reserves was developed by Sean J. Schutten, a licensed Professional Engineer and certified Reserve Specialist, who has extensive industry experience and highly specialized credentials.

Industry Experience

Sean J. Schutten has been involved in the development of hundreds of reserve studies throughout the United States and Canada. This experience includes inspection of thousands of buildings at residential, commercial, educational and religious properties. His experience has earned him the professional designation of a Reserve Specialist (RS) from Community Association’s Institute (CAI). Furthermore, Mr. Schutten has trained multiple engineers and architects on Reserve Study development.

Engineering Experience

Sean J. Schutten has worked with the City of Milwaukee as a structural and professional engineer.  He was Team Leader for inspection and administration of city owned bridges, including one of the world’s most significant collections of movable bridges. Sean J. Schutten developed condition reports, recommended maintenance, and designed modifications for bridge rehabilitation. Furthermore, Mr. Schutten has conducted high-profile structural inspection and repair projects with report development. In addition, Sean Schutten was responsible for inspection and development of capital improvement plans for the City of Milwaukee owned structures.

The 3E Reserves Mission:


Each contract is managed or overseen by an engineer. Beginning with the first telephone contact, through the inspection, data processing, and subsequent report compilation an engineer is involved with the service. Furthermore, our engineers provide continued consultation as needed for client support.


Our service is conducted with education in mind. We understand that our clientís time is valuable. Therefore, we develop concise and thorough reports that provide a wealth of information and value for the property. In addition, our engineers are fully trained to provide consultation to our clients for a full array of inquires.


A combination of technical information processing, report development, and consultation, empowers our clients to best serve their properties. The reserve study ensures that reserve contributions remain stable and equitable, while the property representatives fulfill their fiduciary responsibilities.
